There are so many things wrong with this hotel and the experience we had, I am not sure where to start. Brown used to be synonymous with quality and detail, now it’s a rip off. Specifically: 1. If you are on the all inclusive you will eat the same bland food at every meal and any extras are extortionate. 5 euros for a coke, London prices for a watery cocktail. 2. The rooms are tiny and have no drawers or cupboards. If we had stayed more than 3 nights I would have been annoyed as there is nowhere to unpack for a family of 4, even in the so-called family rooms. 3. The shower has no door and the water was cold most of the time. Fairly basic. 4. The water park that looks like it belongs to the hotel next door, doesn’t. It costs 60 euros for a family of 4, and that’s with a discount. But while it opens at 10am, the staff stood around until 10.45 before turning on the water slides and kept fobbing us off whilst they had their coffees. It annoyed me that the website makes out the waterpark is a big feature of the family hotel and one of the main reasons we came. 5. The pool area is overcrowded, the beds are all stained and dirty, and there is 0 shade because of the umbrellas are literally crochet and offer no coverage. For a family with little kids in the heat of the day, it’s horrendous because you have no protection. Also, the spa where you collect pool towels only opens at 11am and the pool at 10am. Even the staff acknowledged the logic didn’t work, but it seems ‘system says no.’ Fortunately we brought our own pool towels for the first day. This hotel is poorly managed, and the marketing team deserves a medal. As do some of the staff trying hard to make the best of things. Sorry but it’s not 4-stars.

Our daughter’s bed was made of two uneven wooden planks, placed in a way that made it nearly impossible to walk to the balcony. There was also a low wooden shelf above the mirror in the hallway that we kept hitting our heads on — uncomfortable and quite unsafe. The “sea view” from our room was mostly of the lobby roof and noisy air conditioning units, with only a partial glimpse of the sea. ⸻ 🥾 Walking Trails You can reach the Eretria promenade from the hotel by walking along the coast — it’s about a 1.5 km walk. The area is peaceful and pleasant for light walks, especially in the evening. Still, for greater convenience and flexibility, renting a car is highly recommended. ⸻ 🍽 Food & Drink Meals are simple and limited, with only a small selection that changes slightly from day to day. No dedicated meal options for children. Between meals, only minimal snacks are offered — usually one or two items, and sometimes even those were unavailable. The lobby bar was closed during our entire stay. The only operating bar was at the pool, with a very limited menu. Even the swimming pool had no visible depth markings, which felt like a safety oversight. The on-site shop sells only souvenirs and beach gear — no food, drinks, or cigarettes — which is inconvenient given the remote location. ⸻ 🏖 Nearby Activities The hotel is located in Eretria – a quiet coastal town with a charming seaside promenade, restaurants, and cafés just a short drive away. There is direct access to the beach and paid water sports at the hotel. A small water park is also on-site and featured prominently in hotel promotions, but entry is not included – €15 per adult, €12 per child. ⸻ 🔒 Safety There were no visible safety signs at the pool area. The shelf above the hallway mirror is low enough to bump into, and the small size of the elevator (barely fits two people and a suitcase) felt impractical. Aside from that, the general sense of cleanliness was good. ⸻ ℹ️ Good to Know The hotel is located about 1.5 hours from Athens Airport. Public transportation is not practical, and airport taxis can be very expensive. We highly recommend booking a transfer or renting a car in advance to avoid last-minute stress. In our case, we faced unexpected changes and struggled to find a reasonably priced ride from the airport. Luckily, for our return trip, we found George, a local driver who picked us up from the hotel, was polite, professional, punctual, and fairly priced — even though he clearly knew we had few options. He communicated with us via WhatsApp and was incredibly helpful. Highly recommended – George: +30 698 277 8510 Housekeeping was inconsistent — on some days, our room wasn’t cleaned even by 5:00 PM. A constant, loud cicada noise could be heard throughout the property, day and night. Wi-Fi was excellent. The elevator is very small and barely fits two people with luggage. There is a spa on-site, but we didn’t try it — based on the overall experience, we didn’t feel confident it would be worth the cost. Pool towels are replaced every two days. Losing the towel card incurs a €15 fee. The minibar only included bottled water. Two bathrobes were provided but could not be exchanged. Coffee and sugar were supplied in the room — but no stirrer or spoon was provided. We saw several guests with dogs, so the hotel appears to be pet-friendly. The hotel charges a local tourism tax of €10 per night, based on a 4-star rating — though the actual experience falls short of that standard. The hotel staff was truly kind and tried their best with the limited resources available, and we genuinely appreciated that.

Spent few days at the hotel last week, so here are my comments: Bedding is superb, bathroom size and amenities good enough. Had a sea view room with panoramic views of Eretria with a private balcony where I used to start and end my days. If you wanna use the sofa/bed for proper sleeping prepare yourself for a hard uneven mattress. Room size bit tight. Food wise - loads of options, tasty food, excellent cocktails, fresh fruit, variety etc. Cleanliness - medium to low. Spotted a killed mosquito at the back of my bathroom door, brown stains at the bathroom door, hair in our bedsheets and a brown stain at the sofa's bedsheet. Stained sunbeds at the pool to the extend you don't feel safe using them. The pool area is always packed and the pool is too small for the amount of the guests/kids. You have to pay for bottled water despite the fact its a 4* ALL INCLUSIVE! Loads of activities for families and kids, extra to the All Inclusive rate. Its a nice place to rest and relax with everything around you, but if you are a beach person prepare yourself for something bad. Pebbles, warm sea water, not that clean, very very basic for those who are used to Aegean Island beaches. Staff - the lack in service. Not enough personnel, you don't have the option of ordering something, but go and pick it up yourself. Tables at the buffet not always ready to use for next guests especially during peak hrs. Most of the staff are smiley and eager to assist, others are overstressed and on the go. Once, housekeeping did not replenish toilet rolls, I appointed the same to the receptionist and asked my to go and get it myself from the reception. Do not expect any food after 11pm as the kitchen is closed by then. Overall, I would suggest the hotel to those with not great expectations, would request the hotel to improve in their service and staff etiquette as you expect more when in a 4 star hotel. If I would be given the chance to go again for free, I would, but most likely I would opt for another AI hotel next time.

I spent very nice week with my family and small (2 year old) son. The hotel is very good placed - 15 minutes walk to the center of Eretria. Whole hotel interior is fresh, modern and very cosy designed with natural materials. The room was quite small, but for 3 of us was totally OK. The food was delicious and fresh, the whole hotel crew is amazing. If you want to rest in well designed and aesthetic place with good food - I totally recommend it for you. I had also the pleasure of visiting SPA in Brown Beach Hotel, and I can't express how delighted I'm with the entire experience. From the moment I walked in, I was greeted with warmth and profesionalism, creating a relaxing atmosphere. A special thank you to Dimitris and Anastasia, who performed an absolutely amazing facial treatment. My skin and I felt rejuvenated, deeply cleansed, and glowing! Thank you!

The list of negatives is endless so I will try and cut it short and say the most serious of all. First of all make sure you understand what all inclusive means. It means with serious rules and basically anything included is a con and a joke. One example? If you want a freddo cappucino from bar (coffee) you either have to go to a crappy coffee machine and make it yourself with no whipped milk or not get the “included in price coffee” and spend 5 euros per coffee. Excellent, I love coming on vacation and making my own coffee!!! FYI the coffee was the worst coffee I have ever tried in greece. Some brand called Kimbo? We tried to eat at the pool but food doesn’t exist till 3 ( a packed pool full of kids) the other option is the main restaurant. At 2:58 I tired to order at pool and was told it’s not 3 yet 😂 at 3 on the dot I ordered burgers pizzas etc and was freezing cold. We sent back and went to restaurant and they told us it closes at 3. So no one to feed us! After a massive argument on our first day we were fed and after I was scolded that I should have read the terms as soon as I arrived. Rooms are tiny, extra bed is a hard futon that the hard futon pillow collapses in the night and pieces come apart at waist. Kids couldn’t sleep all night. They couldn’t even put a proper elastic matress cover on top but a thin small sheet that also kept moving around and coming off in the night. The mosquitos are abundant (we killed 25 in 1,5) and there is no mosquito net on balcony door or mosquito liquid in plug so your choices are to spray yourself and kids with chemicals and freeze in aircon or leave door open and get eaten alive. When I asked staff for a plug in she asked me to come and get it 😂 When I asked why they don’t have a plug in said was dangerous for a fire. I have never seen such an infestation of mosquitos in my life! Water was cold two nights in a row out of our two. When I mentioned I received a comment that I sincerely have never heard in a hotel in my life, we have full capacity now , be patient and wait. No comment. I didn’t realize I had to wait for my shower when I pay! Loungers by pool are filthy and stained. Revolting. The area around pool is muddy with hairs and dirt. Beach is nothing to write home about and In comparison to most beaches in greece well sad really. Two days of three also dirty sea with dirty bubbles. At the pool bar you have to wait in endless queues as there is no pool service or beach service. Slides are extra, sea sports extra, inclusive food and drinks are super basic. You can’t ever find a table outside and if you do have to wait ages for staff to clean it. It’s a joke and certainly not a 4 star hotel. 2 at the most. What a shame, as I am Greek and this type of service and taking the piss doesn’t not happen at least not where I have been. It has so much potential but everything feels like a joke here, a con. Everything is “work” to get something and always some sneaky way of doing as little as possible for ultimate gain and every euro they can save. Embarrassing and lame. The only thing I can mention in a positive light is that the staff (apart from the cocky arrogant manager) are all super hardworking and polite. I feel sorry for them actually as they are so understaffed that they have to bust their asses to get their work done. Unfair!     I spent very nice week with my family and small (2 year old) son. The hotel is very good placed - 15 minutes walk to the center of Eretria. Whole hotel interior is fresh, modern and very cosy designed with natural materials. The room was quite small, but for 3 of us was totally OK. The food was delicious and fresh, the whole hotel crew is amazing. If you want to rest in well designed and aesthetic place with good food - I totally recommend it for you. I had also the pleasure of visiting SPA in Brown Beach Hotel, and I can't express how delighted I'm with the entire experience. From the moment I walked in, I was greeted with warmth and profesionalism, creating a relaxing atmosphere. A special thank you to Dimitris and Anastasia, who performed an absolutely amazing facial treatment. My skin and I felt rejuvenated, deeply cleansed, and glowing! Thank you!
